The Kusmin House

The goal of the project is to design an innovative office building with flowing forms, where users feel comfortable in a versatile environment.

The name of the building – Grigori Kusmin House – draws from the Ülemiste City concept of naming buildings after notable Estonian scientists. Grigori Kusmin was an astronomer and a student and colleague of Ernst Julius Öpik. One of his most remarkable contributions was the development of the flattened-disk model of the universe.

Architectural Concept – Key Ideas:

  • Two rounded volumes of differing mass form a harmonious visual landmark designed to capture the attention of people arriving in Tallinn by air.

  • The building’s distinctive shape and monumental character establish a bold new presence within Ülemiste City.

  • The design emphasizes ground-floor openness and accessibility from multiple active directions, enhancing urban flow and connectivity.

  • Atriums inspired by Kusmin’s galactic disk model bring natural light deep into the building, creating a luminous interior environment.

  • The interior layout is versatile, autonomous, and engaging, designed to support a high-quality, dynamic working environment.

  • The façade features large reflective glass surfaces, animated by vertically arranged perforated sunshades that add both function and rhythm to the architectural expression.
